What Grey Oaks is built from
A gated golf community inland of the coast at Airport-Pulling Road and Golden Gate Parkway, built from around 1990 onward. Large single-family and estate houses on slab, tile and stone through the main rooms, and rugs used to define seating areas rather than to cover floor.
Established households, a lot of formal furnishing, and a strong seasonal pattern — a good number of these houses are closed from spring until late autumn.
The Grey Oaks problem
Being inland helps less than people expect. There is less salt in the air, but the closed-house problem is at its worst in exactly this kind of property: a large slab house, shut in April, with an air handler holding a setpoint and a great deal of shaded floor under furniture. A slab is a moisture source, not a neutral surface — it sits below room temperature and draws water toward itself — so a wool rug on a slab in an unoccupied house is the coolest, dampest and stillest thing in the building for five months. That is the specification for clothes moths, and they graze the underside first, so the surface reads as intact while the knots behind it are going. The other thing we find here comes in on shoes: irrigation sand and fertiliser salts, which settle into the foundation and stay.
