What Aqualane Shores is built from
Platted in the same dredge-and-fill wave as Port Royal, on the strip between Old Naples and Naples Bay. Canal-front lots with dockage, a thinning stock of original single-storey masonry houses, and a great many two-storey replacements. Ground floors are almost entirely tile and stone.
Boating households a short walk from Third Street South. Quieter than Old Naples, and considerably more seasonal than it looks in February.
The Aqualane Shores problem
The canal is the whole story. It is tidal, so the ground under these lots is never far from brackish water, and the air over the dock is salt air all year round. A rug on tile a few feet above that gets damp from the room and never gets the dry spell it needs, because the dry spell is exactly when the house is empty and the air handler is set to hold a temperature rather than to pull water out of the air. The other thing here is glass. These houses are built to look at the water, so whole walls face west and south, and sun coming back off the canal bleaches madder red and indigo along one band while the rest of the rug stays true. That is irreversible, and it is the single most common thing we are asked to fix and cannot.
